There has been a significant shift from apartments to villas and townhouses throughout the summer, putting some distinct residential areas in the spotlight. The Dubai region is where you'll find the best of cheap luxury if you're looking for a beautiful family home that won't break the bank. So let's move on to the top five affordable luxury communities in Dubai.

Mudon

Mudon is a Dubai Properties community whose name comes from the Arabic word for "cities". It is intended to represent the aesthetic style and lifestyle of many important Arab cities. It is divided into villas, townhouses and a few low-rise apartment complexes, all spread over wide lanes and manicured promenades. It's located in the sprawling Dubailand district, just a few minutes' drive from Arabian Ranches ... Mudon offers a beautiful, family-friendly living environment. The villas and townhouses, in fact, have proved very attractive to investors and tenants alike. Swimming pools, jogging trails, a community retail and entertainment center, schools, a medical center, a fitness club and a 1.8 million-square-foot park are all part of the development. It has the feel of a city within a metropolis.

DAMAC Hills

As we've said, luxury living is timeless. At this point, I'd add that living on a golf course never goes out of style. DAMAC Hills is one of the newest golf-themed residential communities to hit the market, and it's an ambitious project by DAMAC that's centered on the Trump International Golf Club, which boasts a PGA championship course. The neighborhood includes a mix of very high-end luxury villas, as well as moderate family villas, townhouses and apartments, all perfectly positioned to enjoy views of the golf course or the lush surroundings.

The Trump Clubhouse, with exclusive restaurants, exercise centers, a health club and swimming pools, is one of the community's centerpieces. Residents can also visit Akoya Park, which spans 4 million square feet and will eventually house Akoya Drive, a retail and entertainment center. The strip, which will be modeled on Beverly Hills' Rodeo Drive, will also include an ice rink, theater and a number of hotels.

Jumeirah Golf Estates

The DP World Tour Championship, the final stage of the European Tour and therefore one of the city's most famous sporting events, also takes place here.

Jumeirah Park

This beautiful little community by renowned developer Nakheel is tucked away in a pocket of nature on the western outskirts of Dubai, beyond the towering towers of Dubai Marina and the towers of Jumeirah Lake . Jumeirah Park is home to a fine collection of modern villas and townhouses. The community's main feature is its abundance of parks, as its name suggests. It has its own school, ideally located close to a children's park. The Jumeirah Park Pavilion, a modern community center with a range of retail and dining options and a health club, is also nearby.

Arabian Ranches

This was one of Dubai's first master-planned communities, designed by Emaar , and it was here that the trend towards low-cost luxury began over a decade ago. Since then, Arabian Ranches has become one of Dubai's most sought-after residential communities, with two phases completed and a third underway. This community offers a wide range of properties, including traditional Mediterranean and Middle Eastern-style homes as well as contemporary townhouses. One of the key selling aspects of the original Arabian Ranches is its championship golf course.

Arabian Ranches II is a more intimate community, with villa villages set around parks and natural recreational areas. Both neighborhoods have their own educational facilities, including Jumeirah English School and Ranches Primary School, the latter one of Dubai's top British schools, as well as clinics and communal shopping complexes. Whether you and your family need it, you'll be able to locate it without ever leaving the main gates. The neighborhood was initially very attractive to homebuyers, but has seen significant growth in rental activity over the years.
